Tax Deed real estate investing is (in our humble opinion) the greatest secret in the business. The Tax Deed investment community is a small for the simple reason that greedy investors like to keep information to themselves for fear of added competition. When we first began educating ourselves, we pleaded with knowledgeable investors to help us. They wouldn't share even a single tip. This left us with a very negative feeling towards the real estate business and we vowed always to share what we learned with others, no matter how successful we became.
So why is Tax Deed investing so great? When you attend a Tax Deed sale you will notice numerous attendees but only a handful of bidders. Compare that to a Foreclosure auction where you will have furious bidding competition. Why is this? Most people who attend Tax Deed sales do so out of curiosity and do not understand the system. Tax Deeds investing can be risky to the untrained investor. In other words you need to be educated before you invest. This is what our book intends to do: educate you. At Tax Deed sales, inventory can be high while competition is low.

What are Tax Deed sales?
Tax Deed Sales are publicly held auctions for real estate that is being sold by the local government due to non payment of real estate taxes.
What is the difference between a Tax Deed and a Tax Lien?
Tax Deed sales auction off the actual property. Tax Lien sales auction a lien certificate in which you bid on an interest rate which you receive on your investment amount. With a Tax Deed you own the property, with a Tax Lien you don't.
Why would I want to invest in Tax Deeds?
It is possible to buy real estate such as land, commercial, and residential real estate at heavily discounted prices. There is also less competition at Tax Deed sales than at other types of government sales such as foreclosures. Also, Tax Deed properties have been put through the Title Search process so that is one less thing for you to pay for. This is not true for Foreclosure auctions where the term BUYER BEWARE really is applicable.
Are Tax Deeds profitable in today's housing market
Good question. Tax Deeds work in any market, up or down. You will not find a better time to enter into the real estate market.
If it's so easy, why isn't everyone doing it?
Tax Deed investing or any form of investing isn't easy. It involves work and commitment. Most people fail because they simply don't commit themselves 100% and give up after a few weeks. This isn't a get rich quick scheme and if it were, we would never have become investors. If you commit yourself fully and plan to do this long term, you can succeed.
Is it risky?
Everyone risk tolerance differs. We believe think Tax Deed investing is very low risk as long as you are educated on the system and the pitfalls to avoid. There are risks involved in any form of investing. That is why you must do your due diligence and research before entering any investment. We researched Tax Deed for several months prior to buying. We always recommend consulting a professional attorney and accountant before entering any investment.

It's very common for investors to buy Tax Deeds in States they don't reside in. You don't have to live in a Tax Deed State to buy Tax Deeds!
